Common Challenges When a Rental Property Does Not Meet Estate Agency Standards

 

When a rental property is returned in a condition that does not meet the managing agent’s cleaning requirements, tenants may face several issues during the handover process.

1. Deposit deductions

The most common challenge is partial or full deposit deductions to cover professional cleaning arranged by the landlord or agent.

2. Re-cleaning requests

Tenants may be asked to arrange additional cleaning at short notice, often under time pressure before keys are returned.

3. Delays in deposit release

If the condition of the property is disputed, the return of the deposit may be delayed while the issue is reviewed.

4. Disagreements over standards

Cleaning expectations can differ between tenants and agents. What appears “clean” may not meet an agency’s required professional handover standard, leading to disputes.

5. Additional charges
